Gaia is one of the best assets available for fast terrain and world generation without sacrificing quality and artistic control. Before the pros, one of the biggest con of this asset that I personally faced was a lack of good documentation and tutorial given how huge the asset is both in size and functions. There is no official scripting or part by part documentation of the asset and some of the official youtube tutorials have really bad sound quality. It makes using the complicated and deeper parts of the asset hard to understand and use. You just have to experiment and learn on your own.

Now onto the good. The initial set up and terrain creation is very simple and fast. Compatible with a lot of other great assets such as CTS, Auras and Fog Volume, you can create a beautiful scene that would take hours and days manually in just a few minutes, maximizing your productivity. Gaia uses a stamp system to create terrains and you have a preset of various stamps ranging from meadows, to plain dunes to valleys and waterfalls, that you can mix and match to create your base terrains. Then it uses spawners to spawn textures, trees and other level decoration objects that you need to place in the scene according to the spawn rules you set. You can spawn specific grass on specific slopes, trees on specific textures and other such rules. It also comes with some Water presets such as Ocean, Lake and Clear Lake that you can use in your scene. There is also a default post processing stack that makes the scene look beautiful by adjusting the lights, skyboxes, fog and tint colors.

Overall, if you are looking for a modular and procedural terrain and world or just looking for a quick randomized world according to your set of rules, Gaia is probably your best option in term of Unity.
